The Poconos operate three different rental seasons in one calendar. Treat them as three cleaning plans or the house will always be one season behind.
Fall foliage
October weekends stack leaf-peeping groups through Jim Thorpe, Bushkill, and the 611 corridor. Entries collect wet leaves. Bathrooms run constantly. If you only deep-clean in spring, foliage is when the house starts to look tired in photos. Schedule a detailed kitchen and bath pass before peak color if last year’s reviews slipped.
Ski season
Tannersville, Lake Harmony, and Mount Pocono listings take salt, sand, and damp gear. Put a real mat program in the house manual and make sure the turnover includes the entry as a priority, not a leftover. Boot rooms and downstairs baths do more work than the primary suite in January.
Summer lakes
Wallenpaupack and Lake Naomi houses collect sand and wet towels. Outdoor furniture, slider tracks, and the kitchen after a boat weekend need more time than a winter midweek stay. Do not use your January turnover time estimate in July.
What to do once a year
Pick the slowest month you actually have and book a deep clean: appliances, grout, tracks, and the corners same-day turns skip. Then put the property back on a turnover schedule and call 570-722-4368 if occupancy is about to increase.
